How We BuyMany rental operators, large & small, compete with individuals for homes to buy. SFR3 is different: We find dilapidated houses in severe disrepair that haven’t been maintained in decades – banks won’t finance distressed inventory, so we don’t compete with retail buyers.
By definition our homes require (very) deep renovation, which would be uneconomical at retail pricing. We take the worst homes off the block, reducing neighborhood blight.

How We RenovateOur team scopes all improvements using our app, our rental spec varies by market to account for everything from the weather to building codes and local rental preferences.
We certify local vendors, usually smaller GCs and select specialist trades like HVAC. Our certified vendors are intimately familiar with regional housing stock and how best to deliver our spec efficiently.

How We Rent & ManageWe manage all our homes directly through our property
We manage all our homes directly through our property management companyThey set rent at market rates, and will underwrite residents for whom rent is no more than 30% of income (HUD’s definition of affordable).
